Observation: Purchasing a House in Las Vegas is getting more challenging for Buyers and their Realtors.
Many of the most desirable homes are currently Bank-owned properties that all too often receive multiple Purchase Offers.
Buyers frustrations can even increase, when as an alternative to REOs the buyers make attempts at purchasing short sales, which can take months and months and might not get final short sale approval from the Lender.
To add to the frustration buyer are also finding that securing mortgage loans has become more difficult.
Is there a solution? The answer is yes.
Buyers have a third option: The purchase of a New Built home because they have become very compatible with Bank-owed and Short sale pricing.
If you have been looking to buy a home but haven’t gotten your offers accepted, ask your agent about the New Home Builders inventory in Las Vegas.

Buying a home can be a wonderful experience. It can also be a stressful process if you are not properly prepared.
TIP#1 Meet with your mortgage broker or banker to determine which type loan and amount will best match your budget.
TIP#2 Ask a REALTOR® to help you find a Home
TIP#3 Plan to have a down payment of 5% – 20% of the purchase price. (The greater your down payment the lower your month payment)
TIP#4 You’ll need to have additional funds to pay for your closing costs, usually 3%-5% of purchase price
TIP#5 COMMUNICATE with your REALTOR® and your Lender.
